So You Think YOUR Business Is Bad?

www.ozarks-realestate.comThis market is enough to get anyone down.  Seems like we have taken some pretty big blows lately.  Sometimes I find myself struggling to stay positive and motivated.  Every now and then I hear a story from another agent that helps me put things in perspective a little better.

 

A family member e-mailed me and asked me to list her home.  It is an hour away from my target area, and actually in a different MLS.  I explained that I wouldn't do her justice and felt she would be better off with a RE/MAX agent in her area.  I offered to call the agent and discuss the marketing on her home.www.ozarks-realestate.com

I called the office and the owner's son answered the phone.  We chatted for a few minutes and he asked if our market was moving at all.  I told him things were slow, but repos and foreclosures were still selling at a rapid pace.  I asked how his market was doing.  Here was his response:

"Well, nothing is moving here, not even bank-owned properties.  Things have gotten so bad that I got several months behind on my bills and didn't think I'd ever be able to dig myself back out.  Then I got a cash offer from a client out of California on my $400,000 listing.  I was sooo excited!  The commission I would have earned would not have put money in my pocket, but it would have caught up the payments I was behind on.  I was grateful for that.  The home was suppose to close last Friday morning.  As I was driving to the closing, the storm came in and the house.....blew away."

IT JUST BLEW AWAY!  Takes a minute for the mind to wrap around that one.  I don't care how great of a realtor you are....you can't put that deal back together!  Suddenly, my septic inspections and water in the crawlspace issues seem small.

What to expect at a foreclosure closing

Nothing............  Yes you heard me right.  There won't be some bank official sitting there.  They are represented by the closing agent.  Many times the closing documents have not been even signed by the bank. The chair is going to be empty.  Welcome to the cold, cold world of banking. It is more now than ever that I realize how uncaring the banks are.  It is simply about black and white.  What shows up on the balance sheets. 

There is no corporate responsibility or neighborhood generosity.  All they care about is getting rid of the house and protecting the bank with the many addendums and legal papers.  They don't care that there was water damage, they have no responsibility to tell you.  Like I said the banks aren't good neighbors.  They won't care about the black mold or anything else that could possibly get you sick.

Hey their disclosures and addendums protect them for any lawsuit you may bring.   

There will be no extra sets of keys.  The will be no instructions about how to work the appliances.  There won't be a baggy with the garage door openers in it.  There probably are burnt out light bulbs.  There isn't any goodwill or a hearty thanks for buying the house.

You are on your own.  So go home change the locks and secure your new home.  Everything is on you and the bank isn't going to be checking on you to see how you are doing.   So wash your hands of them.  Maybe even go and support your little local credit union. Get to know your new neighbors to find out when trash day is and what you need to know about the neighborhood.  

Then curl up and relax in your favorite chair in your new home.
