Below is the Ozark MO Real Estate Market Report for May 2010.  The difference the first-time homebuyer tax credit made on our market is astounding.  The telling report is the Inventory Report.  As you can see, the number of homes under contract has dropped dramatically as most buyers who were under contract by the end of April closed by the end of May, yet the number of homes going under contract diminished considerably.

RIVERWALK JAZZ CAFE

I had an opportunity to eat at the Riverwalk Jazz Cafe in Ozark, MO, and it has become my favorite new restaurant in Ozark!  It is located just off the historic downtown square, in a 100-year-old building which was once the home of the old Ford garage.  It's now filled with great food and music.  You can dine in the atmosphere of this charming eclectic cafe filled with antiques and memorabilia from years gone by.  Concrete floors, high-beamed ceilings and brick walls are just a few touches of this cozy cafe that will have you coming back for more.

The cafe is open Monday thru Saturday from 11:00-2:00 p.m.  They are known for their homeade soups, sandwiches served hot, and desserts. 

The sandwiches are named for famous Jazz singers, such as:

Cab Calloway - A club sandwich with ham, turkey, bacon, tomato, lettuce, red onion and swiss cheese on your choice of white, wheat or croissant.

Billye Holliday - Sundried tomato turkey, provolone cheese, lettuce, red onion, sprouts and sundried tomato dressing served on wheat bread.

The Sara Vaughn - Their famous homemade chicken salad with grapes, pecans, celery and sprouts served on a croissant.

Or try their specialty salads, such as:

Diana Reeves - Grilled chicken, red onion, artichokes, feta and a five cheese blend served with balsamic vinaigrette dressing.

The Sarah Vaughn - Their famous homemade chicken salade with raspberry vinaigrette dressing.

You shouldn't miss their specialty wraps, such as:

South of the Border Baja Wrap - Grilled chicken, salsa, southwest sauce, avocado, lettuce, tomato, red onion, cipotle dressing and served with southwest sauce and sour cream for dipping.

Chicken Cordon Bleu Wrap - Grilled chicken, honey ham, swiss cheese and zesty Dijon mustard

Jazzy Dill Wrap - Grilled chicken, dill sauce, lettuce, tomato, cucumber and red onion.

FRIDAY NIGHTS

Friday nights are special at the Riverwalk Jazz Cafe.  Enjoy a scrumptious dinner while listening to live music, such as Chuck Fugate on the saxophone.  The cafe is open from 6:00-9:00 p.m on Friday nights.  The cafe has a City Beer and Wine License and is happy to accommodate their customers by allowing them to bring beer and wine to accompany your meal.  Some of Friday's menu highlights include:

As most people know, RE/MAX is a proud sponsor of Children's Miracle Network.  Agents contribute a portion of their commission of each transaction to Children's Miracle Network.  I've always felt it was a really great cause and have been proud to help support it.  Until tonight, I had never truly realized the impact it has had on the lives of the families supported by our donations.

While walking in the parade, as our float passed a large group of people, I noticed a woman out of the corner of my eye stand up and start clapping.  As I looked over at her, I noticed her eyes were wet and she was shouting, "I love you guys...Children's Miracle Network...I love you!"  I smiled and shouted back, "Thank you, we're so happy to be a part of it." 

She quickly turned around and pointed to a young boy in a wheelchair next to her and said, "You're paying for my son."  Her voice broke as she said it.  My heart stopped...and so did my feet.  I walked over to her and her son.  She grabbed my hand in both of hers and said, "I can't thank you enough."  I asked if I could take a photo of them and she agreed.

As I walked away, I felt tears coming to my own eyes.  I have no idea what their names are, or what her son's condition is.  Coming face to face with someone and knowing that I helped make a difference in their life was one of the most profound moments I have ever experienced...as an agent and as a person.  What a great feeling!

I've decided to double my contribution in 2010.

The Ozark Christmas Parade was tonight, and the gang from RE/MAX Solutions was there!  We took 3rd Place for our float.  Although it's hard to see in these photos, we actually got a little overzealous with the lights on the float, so we named it after The Griswalds. 

The ShowMeRepos Bus made an appearance along with the RE/MAX Solutions float.

Also starring:  Gandolf and Elvis

My son, Logan Arterberry, and his friend, Ms. Ellie Chase, were superb at throwing candy.

Kay Van Kampen (aka Mamma Bear) and Lyle Van Kampen (aka Boo) were on hand to keep everyone in line.  She told me not to post her photo.  I didn't mind her as a child...so why start now?

One of my personal favorites was the DeLorean.  Wow.

Pizza Pizza from Little Ceasar's, and the Ozark High School Homecoming Attendants.

One of my favorite floats was the singing puppets.

And no Christmas Parade is complete without crying babies (hmmm, Mom's tongue is blue.  Did she eat his candy?) and, of course, Santa Claus.

After the parade, everyone headed to the park to see the Festival of Lights and the hot air balloons.  I caught one in flight as I was leaving for the parade.

It was very difficult to capture a photo of the balloons lit up.  There were 8 hot air balloons in all. 

They were absolutely beautiful in person!

I've lived in Ozark, MO, for over 30 years.  One of the first homes that ever captured my attention was the home overlooking Riverside Inn and the Finley River in Ozark.  In the summer, it's easy to miss the home because it is effectively camouflaged by the trees.  But when the leaves fall off the trees, the home becomes very prominent on the cliff high above the river and the restaurant.

I've always wondered what the home looks like inside.  The decks suspended over the river look very ominous to me (but then I have an incredible fear of heights).  I would love to walk out on them just once...just to say I did.  The home was built in 1975 and is currently owned by the owner of a large marketing firm in Springfield, and I've been told that he has made many changes to the home.  He uses the home only as a venue for entertaining clients and guests, and resides elsewhere.  From the road, the home looks enormous, but I was surprised when the tax records indicated the home is only 1923 square feet.

If you're ever driving by Riverside Inn, look up.  It's a sight you definitely don't want to miss.
