Tornados and Walkout Basement Homes in Springfield, MO

www.ozarks-realestate.comI work with a lot of buyers from out of state.  A large percentage of them ask for a home with a walkout basement.  It is obvious that many of these buyers do not need the basement for the space.  They are wanting shelter from tornados.

I recently worked with some buyers who had a basement home as their #1 criteria.  Several months into the process, it was obvious that the only homes we were going to find that fit all of their other criteria were not going to have basements.  We finally found one home that both husband and wife loved.  The only problem...it didn't have a basement. 


The husband finally asked me:  "Aren't you worried about tornadoes?" 
My response:  "Not really.  I suppose I'm used to them."


I'm a native in the Springfield/Ozark area.  I have grown up around tornados and tornado warnings.  (Knock on wood) I've not been blown away yet.  Tornados are a part of life to natives of our area.  I am actually more afraid of hurricanes and earthquakes, probably because I've never experienced one.  I think our fears are rooted in what we are unfamiliar with.


www.ozarks-realestate.comAs we sat down to write an offer, imagine my surprise when I pulled the Seller's Disclosures to find in big print at the top, "EXTENSIVE REMODELING IN 2006 DUE TO TORNADO DAMAGE."  Hmmm.  Great.  My clients fears are justified.  The husband asked HOW MUCH damage was done.  A call to the listing agent confirmed that $120,000 worth of damage was done to the home.  Since this home didn't have a basement, my clients wanted to know if the sellers were home when the tornado hit, and where they were in the house.  The listing agent encouraged us to call the seller directly.  Here's how the conversation went.

Me:  Were you home at the time of the tornado?
Seller:  Yes.

Me:  Where were you in the house?
Seller:  Well, my wife was in the hall bathroom, and I was on the front porch.  The tornado hit about 1:00 a.m., and it was pitch black outside.  We heard on the radio reports that the tornado was headed straight towards our home.  I stood on our front porch for about 10 minutes.  Finally, a bolt of lightening lit up the sky, and I could see it right across the street.  My wife yelled, "Hurry up, it's coming."  I turned and started for the hall bathroom and yelled, "No, it's here!" and barely got the door shut before the dining room windows broke.


Neither of the sellers were injured.  Fortunately, their homeowners insurance paid for the damage, and the wife was thrilled that she was actually able to make numerous other upgrades throughout the home with the money they received from insurance.



www.ozarks-realestate.comAfter we hung up the phone, my client looked at me very seriously and said, "I can't buy that home.  I don't believe the seller is in his right mind, and believe he is incapable of making any decisions regarding any contracts."  My client honestly believed the sellers were mentally ill.

 


Maybe we are crazy.  As I am writing this, there is a tornado warning in my area.  The tornado sirens are on, and the electricity is flickering on and off.  Me....I'm in my garage in a lawn chair with my laptop.  As I peek out the garage door, I can see people standing in front of nearly every home down my street.  What are they doing?  Watching for the tornado....of course.

If you are thinking of moving to Springfield, Missouri, and have a fear of tornados, consider buying a walkout basement home.  However, if a basement is not in your budget, visit Missouri Storm Shelters.  For $3,500 you can have an inground concrete shelter installed....a price that costs much less than a basement home.

Home Staging in Springfield MO - Let's See If This Works

I've been reading article after article on home staging recently.  Looking at the before and after pictures, I can see that it does make a huge difference in how the home looks. 

What I want to know is if it really does help a property sell faster!

www.ozarks-realestate.comI listed a home at 3374 S. Sunrise, Springfield, MO, in September 2009.  This home was immaculate, having been occupied by a single older lady since it was new in 1999.  The carpets were in excellent shape, and you could still see footprints in the main hallway.  The problem was....they were blue.  Not only that, the walls were painted Pepto Bismol pink all throughout the house.   She had previously listed the property with another agent and hadn't had any results.  As I walked through the home the first time, I could see what was preventing many homebuyers from making an offer.  The blue carpet and pink paint.

I was able to convince her to repaint the home first, but she was not initially receptive to changing the carpet since it was in perfectly good condition.  So, we repainted, and the home showed several times....still no offers.  After a couple of months of receiving feedback regarding the carpet, I was able to convince her to replace the carpet.  That made a huge difference in the home, but the listing and home were becoming stale on the market and the showings continued to decrease.

Here we are 9 months later....and still very little activity or showings.  We have reduced the price from $113,900, to $104,900, repainted and recarpeted.  Still nothing.  Needless to say, we're both pulling our hair out.

What else can we do?


I suggested home staging.  The owner was slightly offended and taken back by that suggestion, but after numerous conversations, I finally convinced her to let me TRY it.  She was not living in the home anymore, and and sold several pieces of her furniture, so the home appeared half lived-in, and her furniture was outdated.

I tried calling several home stagers in the area, but couldn't even receive a call back.  Finally, I took ahold of the reigns myself and rented furniture from a local rental place.  Here are my results:

Now I realize I am not a professional home stager, and would probably do a couple of things different; however, the cost for this home makeover was only $175.00.  At that price, it couldn't hurt! 

My new photos are being uploaded today.  I am curious to see if this makes a difference in the number of showings and......drumroll please......and maybe an offer?!?  I'll keep you posted.

Below is the Springfield MO Real Estate Market Report for May 2010.  The difference the first-time homebuyer tax credit made on our market is astounding.  The telling report is the Inventory Report.  As you can see, the number of homes under contract has dropped dramatically as most buyers who were under contract by the end of April closed by the end of May, yet the number of homes going under contract diminished considerably.

The Active Rain Realtor Nationwide Survey About Missouri

The real estate market in Springfield, MO moderate at the present time.  This market includes Greene and Christian Counties within the State of Missouri.  Christian County was the fastest growing county in the state prior to the market declining, with Greene County coming in right behind it.  While our area wasn’t affected as much as other parts of the country when the bubble burst, it was still hit hard by the reduction of new construction homes, which was a vital part of our local economy. 

There is no doubt the tax credit escalated activity and sales in the Springfield, MO, area.  Many buyers found themselves in multiple offer situations as the tax credit deadline closed in on them.  Since the expiration of the tax credit, activity has slowed tremendously.  However, June is typically the time of year when activity increases due to the end of the school year. The phones are still ringing moderately; however, the number is contracts being written has declined.  This tells me the normal market of homebuyers looking to purchase between the time period of school ending, and a new school year beginning, has started.  These buyers are the beginning stages of their home searching and we can expect to see the fruits of these buyers in terms of contracts written within the next 30-60 days.

Prices are holding relatively steady here now.  The ratio of price reductions has not increased significantly during the month of May.  I suspect our market will hold during the summer months.

The Foreclosures Are Coming!

We are about to experience a wave of foreclosures larger than anything we've experienced in our careers thus far!  That was the news I heard at a conference recently.  The speaker knew we didn't want to hear that, but told us to accept the fact that it was about to happen, wrap our minds around it, and educate our Sellers accordingly.  Not only would grasping the reality benefit us as professionals, but it would help our Sellers to be able to stay ahead of the frontlines of the upcoming price wars.

I left the conference that day hoping the speaker didn't really know what he was talking about.  You hear our government leaders telling us the worst is behind us, even the media is trying to infuse positive thoughts into our minds regarding the state of the current housing market.  NAR brags about the small increase in number of units sold, and the HBA is buzzing with news that new housing starts are up.

But as I sit and look at the REAL stats (the unemployment report, bank failures, bankruptcy stats and pending foreclosures), I realize there's no hiding from the truth.  We are about to be overtaken with a wave of foreclosures that we will not recover from until 2012. As much as I love my rose-colored glasses...I have to take them off.

My advice?  If you're "thinking" of selling in the near future.  Do it now!!!!  Within the next few months, I believe the bottleneck of shadow inventory combined with the surge in new foreclosures will flood the market and force markets prices back down for a period of time.
