Nice market report. Very interesting on your sales to list price, 99.91%, wow. Not that I'm surprised, but it's so funny how buyers think that they can low ball, it appears, that in your market, it won't work-homes are obviously priced to sell at the value they are listed.
Did you see how many active listings over $500k in 2010 there are? That is way too many compared to the last few years. Hope the market changes in that price range soon.

Like your color graphs and am not surprised how your July stats look. This trend seems to run similarly through many markets. Let's hope the 4th quarter is more hopeful.
